Five Steps to Take Before You Build Your Custom Home

As custom-build contractors who have over thirty-five years of experience, we know building a house is one of the most exciting and nerve-wracking journeys on which you will ever embark. There will be many highs and lows, but when you come prepared and have the right team of people around you, the end is worth it. There is nothing like seeing that first scoop of soil pulled from the earth, but before you can stick a shovel in the ground, you first need to take a few steps.



  1. Know Your Budget



You may already own your own home or you may be renting. Whatever the case may be, take a good look at your finances. Your wants and tastes may need to be pared down to suit your budget. You also want to ensure you have good credit so you can get pre-approved for a building loan before you shop for plans and a contractor. 



    2. Get Pre-Approved



After you have ensured your credit is where it needs to be, it’s worth shopping around for the best rates and the best bank that will suit your needs. You want to work with a bank familiar with your local area that already has a good rapport with inspectors and contractors. You also want a loan officer who will be in your corner and who knows the nuances of building. Good communication is vital.



    3. Secure Your Land



Looking for land is much easier when you work with an experienced real estate agent. A well-seasoned agent has closed multiple land deals and has a good reputation. When you find an ideal lot, try to envision the type of house you want on the lot to see whether the land will lend nicely to the home. Factors such as hills, and access can add a lot of unexpected expense if special equipment is required to deliver large-scale materials. A seasoned real estate agent will be able to recognize these possible setbacks. 



4. Design Your Home 



Sometimes the trendiest fads come with inconvenience or upkeep you may not be prepared for. When I wanted butcher block countertops, all I could think about was the warmth of the wood contrasting with my cool gray cabinets, and it does look amazing! But we have three boys who spill A LOT and a basset hound whose life's mission is to steal food from the kitchen. Between all of them, we have had quite a few stains and accidents on the counters. While I do my best to keep them oiled, it doesn’t always prevent all the stains kids and dogs throw at them. No matter your preferences, always ask yourself if you are prepared for upkeep. 



5. Hire a Contractor



A good GC will have years of experience, be properly licensed and insured, and have reputability. Ask friends and family who have built homes for recommendations. Be wary of contractors who claim they can custom-build your home in six months or less. We tell our clients their build will take roughly nine-twelve months. This is because custom-building a home will take more time to complete as it will require attention to detail and quality work. Quality work costs time. You do not want to rush the greatest asset you will own. Taking more time now also means fewer problems in the future.
